If that's the case... I would honestly just leave.
I would never spend a day in court over bs like that.
Any reasonable landlord will look at it as a chance to
1. fix the place
2. Raise the rent
No landlord want's to go to court ... file a complaint or anything.
Just ditch the MF.
You are allowed to purchase appliances and make repairs at the building owners expense ... deducted directly from your rent if issues are ignored for only two weeks.
On the plus side ... your landlord knows this is a great time of year to loose a tenant.
