I need to do all those jobs that I haven't done for YEARS (according to the agent.

Good lord! In two weeks?



If I don't die in the process, I will be living at the beach. on the island, full time..Me, sitting in my chair, waves touching my toes, glass of wine in hand. Woo woo.

Remember, the agent doesn't give a rat' ass about the money you get, it's all about the money THEY get and what it adds to their sales total for the year so they can be in the 10 million dollar club. You also need to look at what the realtor wants you to do and find out how that translates to the selling price. Redo a kitchen or bath, just to sell? F&ck that- it yields roughly 75% of the cost at selling time and the first things people do to personalize their new house is redo the kitchen and bath. Cleaning, paint what looks old, make a few small repairs- done.

It's a seller's market- tell the agent to pound sand.

In the same boat, except we have so many unfinished projects that I’ve been feverishly trying to finish. The choice to move was kind of abrupt, fueled by flooding concerns and issues.

Problem is, we can’t find anything. We were supposed to list last weekend but told her we’re waiting until we go under contract and KNOW we’re heading to close.

With the updates and improvements we’ve done our house is expected to go within hours of listing. It’s a bit of a relief though since this gives me more time to finish the outstanding projects

I live near Toronto. We are doing a bath renovation and the stress level is up there. Making our home ready to sell in this insane housing market. Value of our house has more than quadrupled since we purchased 17 years ago. We have a third property attached to our existing lot that we can build on for hopefully less than what it would cost to buy a similar size. However that cost of lumber has also skyrocketed so not sure about the value of building a home is now.

Build with ICF (basement and all exterior walls). This is becoming more common up here and is a lot more sealed than with standard framing. The only penetrations to the outside are your window/door openings. We have completed two houses that are complete ICF in the past couple years and a third one is to start this spring/summer. Wiring is a bit of a pain but a small electric chainsaw makes it easy to cut a trough in the foam to run the wire

Worked on a few houses like this here in Collingwood. Agree it was a pain to wire. The builder always had an electric melting device that slices through the foam like butter. I always thought that kind of construction would cost more but now you've got me thinking about the option.

Same here. Looking to downgrade with kids out of the house. Our house will sell in hours but cannot find a reasonably priced place to live.

The hot knife is alright as its less cleanup, but if having to run horizontally you still need something to cut the ribs with (unless you really plan your horizontal runs where the block seams are). We have an electric chainsaw with a couple pieces of wood bolted to the the bar about 2.5" from the end for a depth gauge. This allows you to cut the ribs if needing to go horizontal and give a nice opening for vertical runs to stuff wire into it.

I don't know if there will be much in savings (if any) but the fact that the exterior is completely sealed with no way of bugs/critters getting into the house is a bonus. You don't need to worry about insulation/vapor barrier (except for the attic, but there is a way to make that a conditioned space also).

The downsides are they aren't easy to fish wires in after, and per OBC (Ontario Building Code) your exterior basement walls have to be drywalled to stop the foam from creating toxic fumes in the event of a fire. So if you weren't planning on finishing the basement right away you still need to plan to drywall those walls.
I would just hang the drywall and not mud/tape and have your electrician plan for bare minimum electrical with surface mount boxes and extra wire coiled in the ceiling. This way you still meet codes and allows you to re-use the sheets when ready to finish as its easy to remove them and re-hang them and can plan for receptacles without too much additional work in running new circuits

Everything in the area is selling in hour, and OVER asking price.

Bidding wars are happening.

Beach house is paid for so we have our downsize place ready. Actually, a lot of stuff can be left behind if the buyer wants it. Want the 65" Panny PDP? Buy the house and it's yours! LOL
