I live near Toronto. We are doing a bath renovation and the stress level up there. Making our house ready to sell in this insane housing market here. Value of our house is more than quadrupled since we purchased 17 years ago. We have a third property attached to our existing lot that we can build on for hopefully less than what it would cost to buy a similar size. However that cost of lumber has also skyrocketed so not sure about the value of building a home is now.
Build with ICF (basement and all exterior walls). This is becoming more common up here and is a lot more sealed than with standard framing. The only penetrations to the outside are your window/door openings. We have completed two houses that are complete ICF in the past couple years and a third one is to start this spring/summer. Wiring is a bit of a pain but a small electric chainsaw makes it easy to cut a trough in the foam to run the wire
