If it sells in hours is it priced too low?

Good point. This price doesn’t seem to matter if it’s within reason. If it’s in a “normal range” - which I think most would agree is inflated right now - buyers are jumping.

No way this market is sustainable.

My area is a suburb of NYC.  Down in the lower part of the county, it is one of the more expensive areas to live around the country, but travel up this way and it gets a bit more affordable.  The NYers that have all been fleeing the city are now mostly telecommuting, so they are fine with it.  They are used to paying millions for a small few room apartment.  The are offering in some cases close to double asking for a large house with property that still brings them well below what they are used to in the city.  Houses are priced based in large part in appraisal value, or sometimes in this market a bit above.

This thread has come up again?

So, an update on our sale:

Sold in three days for 10K over asking price, with a nearly full cash offer. Inspector (a youthful idiot *) found a few things, and I had most of them repaired before the seller had even asked for them to be fixed.

We are happily living on Oak Island for the remainder, and I am working my azz off, since this was a serious downsizing. Held a "tag" sale, and then donated everything left to a local charity.

The buyer bought my zero turn mower, and all the electronics. I programmed the MX980's so they could move in with no hassle. Have talked with them on multiple occasions, and they still don't hate me.... :-)

I wish you luck and hope that you have managed to make this deal.
I hope that one day I will also be able to reach the point where I will give this whole chaos up and move somewhere far away. I still can’t decide where yet: either to Norway or to a warm country like Greece. This is my life’s plan. I want to find a person I’m comfortable with, a wife, and leave my weird country for somewhere better.
Even now, I sometimes talk to my friend who works for Mortgage Advisor Essex and ask him what’s going on in the real estate market.

That's a big step. How'd you do? Did you sell the house?

If you're talking about me, I listed it with a realtor we knew, and he put it up at MY asking price.

We've been here on the island since Oct. and we haven't killed each other (yet). I haven't even worked on our electronics. Using the LG TV speakers is just fine...LOL

Have a new LSV (golf cart), and spend time going to the beach quite a bit.

Yes, life after work IS good.

Stock market is kicking my butt, but there is some spare change here and there, so we are good, regardless of the crap Joe is doing to all of us.
