Shouldn't be totally air-tight. 'Sick house syndrome', off-gassing from materials and cooking cause a lot of problems. I assume these have some kind of air-to-air exchanger, right? Total seal makes opening doors a challenge, too. If the interior pressure is lower than outside, it's harder and if the pressure is lower inside, the doors want to blow open.
If you want creepy, go into an anechoic chamber.
