Don't pay the rent and don't worry!
It takes at least 90 days to legally get you evicted for any reason at all, so you may as well save the money you would have spent on parties!
And contrary to popular belief... The landlord can't just put your stuff outside the dwelling without getting themselves in a legal mess.
Of course you'd have to be a complete douche bag....
...Which would probably be just what you need?

So i cant be taken to small claims court or anything like that?, My idea was just to pack my stuff, dissapear and send the keys back, I dont care about the bond its not that much anyway. I am probally taking the owner to the disputes tribunal and end it that way, they have been told at least 5 times about maintance that needs attending now the place is ruined due to lack of attention and will take at least 2 weeks to fix

If that's the case... I would honestly just leave.
I would never spend a day in court over bs like that.
Any reasonable landlord will look at it as a chance to
1. fix the place
2. Raise the rent
No landlord want's to go to court ... file a complaint or anything.
Just ditch the MF.
You are allowed to purchase appliances and make repairs at the building owners expense ... deducted directly from your rent if issues are ignored for only two weeks.
On the plus side ... your landlord knows this is a great time of year to loose a tenant.
If it were Nov. He might be pissed.
Move on with you!

Well im packing my stuff and leaving, No one is gonna take me to court over approx $4000.00 in rent. It will cost the owner to much, he will just want to re-rent the place and get on with it.
