I would be fine just using do etching like roomie for advanced functions. But want a great "normal sized", hard button, handheld that communicates wifi to ip commands. Don't want any IR.

what is out there that can do this? As far as I can see, I have to enter TRC or Control4... Etc.

Is that correct? Is there any product I should look at before I spend 2 times what I wanted to - and more importantly, have to have someone else program it. I am capable to program any of this, if they would allow me access to the tools..

Yes you are correct. It's the companies you mentioned along with a few other brands. Which all get programmed by dealers.

The only DIY solutions on the market all involve using a tablet or a smart phone. There are no handled solutions. Sorry.

There are lots of good dealers out there who would be willing to work with you. You just have to find the right one.
