Here's my setup

TV = Hitachi P-50H401
Satellite = Dish Network VIP-722DVR
AVR = Harman Kardon AVR-245
NMT = Popcorn Hour A-110
DVR = Phillips DVDR-3575H/37
X10 lighting IR converter

All the components are located within line of site and open front.

I'm not looking for Macro programming - just something that controls all the features commonly used by each device.

If it does programming - I'm open to trying myself or dealer.

You didn't mention what style remote or budget. Without either of those I could recoment a basic $20 Sony basic universal all the way to a $5,000 Crestron tablet touch screen remote.

I'm not sure what you mean by style. If you mean LCD or not - I'm open to either.

As for RF or IR - I am guessing that IR is good enough as all my components are nicely bunched together and not behind any doors or cabinets.

Price is always an object - but if a remote does all the keys I am willing to go $300 or so.

No offense - but are there other opinions?

Or - is this definately the one and only remote for me and I will be totally happy with it?

if you want to take on a bit of a programming challenge then i would recomend the URC MX 880 (warning - this product is intended to be programmed professionally so there can be issues getting the software - make sure you buy from an authorised dealer that is willing to provide you the neccessary software!). it will do everything you want and ALOT more! if you want VERY simple to program and frankly will still do more than everything you have mentioned then look at something from the Logitech Harmony Line up. Probably the "Harmony One" would be the way to go there given your budget. (Harmony's are intended for consumers to program using very simplistic step by step web based programming) Harmony's are much more limited with Macro's and this type of thing but you mentioned this isnt a requirment for you anyways.
