And in those 3 years, how many times have you called the landlord for repairs? And of those repairs, how many of them could you have done yourself if the house was yours?

Just remember for your customer, if you go the TV app way there is no service provided by cable company. App problems become your phone call.

I use a Tivo at my place with Comcast and have for a few years now
As for cable cards going away, I call BS. First their own X1 boxes use cable cable cards. Two the FCC made it a law over a decade ago that they have to support the cards.
Yes you will find idiots at every location that will tell you otherwise but the reality is that cable cards aren't going anywhere
Oh and yes provide your own modem for sure.

Looks like Dish Hopper for TV, Comcast/Xfinity for internet/phone possible alarm at this point.
