What is the best practice with a Snap HDMI matrix and a receiver if I want the receiver to see dolby digital all the time and the other 3 rooms to have channel audio?

If you're JUST using the AVR you'll be fine but if any other zone is selected for the same video source, the AVR zone will receive stereo audio.

Snap makes some fine products but if you want to have Stereo displays and multi channel AVR's watching the same source at the same time, Crestron is it.

HDMI Audio extractor in-line between source and the matrix, output from the extractor (optical or coax) to the receiver. This way the receiver should get the DD signal first, and the matrix will downmix the HDMI outputs to 2ch stereo. On the receiver, just assign the inputs so that for video source x it uses the optical or coax input for audio, not the HDMI.

This was a requirement we decided to tackle last year. At CEDIA 2014 we launched a new Just Add Power Transmitter called the 2G+AVPro. This device has a Dolby DSP on board, allowing us to send out multi-channel and stereo audio simultaneously to all zones. The AVR zones get 5.1 audio, the stereo TV zones get 2.0 audio. Run analog from each individual source to the analog audio switcher.

If the budget allows, use surround receivers on every matrix output. No need to worry about audio extractors, downgraded surround in main surround room or audio delay echo from different rooms. You can always turn the two channel rooms into surround (speaker layout permitting).

If you had an 8x8 matrix you would also have to budget for an additional rack dedicated to solely surround receivers.
