Finally got a few pro photos taken of our main showroom. No photos of the dedicated theater (updating processor and power conditioner today), yet. Like that a lot.

Picked up some 48" direct wire LED tubes today.
I've tried the replacement LED tubes that require the ballast be left in place, and most of the time they either don't work, or they actually draw more power and cause the ballast to buzz loudly, or fail.
I'm hoping that these will work as they should, what with taking the ballast out.
They do at least get good reviews.....

Pressure washed the driveway as we prep the house for sale.
It tale a LONG time when the driveway is 180 x 20.
If I can walk tomorrow, I'll do the sidewalk, and then the eaves and gutters.
Got to make it pretty to sell it.

Right now around me, houses are on the market for less than a week before they are under contract. The housing market is crazy right now.

The overly hot market is one reason to get the house ready now.
There are usually many ouses for sale in the neighborhood, but now there is one, as the only other one sold last week. That one was listed at $289,000 and sold for $339,000 in three days (27 offers). I saw pics and it was not only smaller, it was very dated...
Crossing my fingers for a bidding war and a fast close.
The only bad part is trying to figure out what to do with all this stuff....

The only bad part is trying to figure out what to do with all this stuff.... I wish we had housing prices that low around here. $289 is a bit higher than I bought my house back in 2012, sold it 5 years later just before the boom. The housing market is crazy right now but there is a LOT of shady agents causing this. Agents are undervaluing the house, hoping for a bidding war and if the purchasers don't reach what the sellers actually want they cancel the deal. A house was listed at 450, caused a bidding war with many people and the final offer was over $600, the sellers wanted $700 so they rejected all the bids. Selling agents informing buyers of other offers telling them they need to offer more (100% illegal in Canada) and this is sometimes false, just the agent trying to get more money.

SWO, I see that all the time down here.
One place on the island was listed for 70k and sold in a week for 550k.
Another, right down the street, just listed for 279K but it's only a 2 bedroom, and is VERY dated. It has a small loft and the agent is calling that a 3rd bedroom, which it cannot be, since no closet or window (code requirement).

It's a trying time.
Trying to get the house ready for market.
Trying to get the old cars ready to sell.
And then:
I began having some serious pain in my right leg. If I got down on the ground, I was staying there. Sit down, I wasn't getting up. Wasn't sleeping for the last several days. Leg swelled up something awful right around the knee.
Went to the doc yesterday, got xrays and some meds.
Went to the doc today and they sucked a bunch of liquid from all around my knee, and within minutes the pain was pretty much gone. Doc says "No walking until the weekend. NONE!".
Noticed that most gas stations have NO gas in the area.
Wow, lets just pile it on...LOL

I set up a 2 room Sonos system. When I plugged the Port into the Xfinity router the router would reboot. I ended up having to hook the Port up wirelessly. I hate Sonos.

Time well spent. Enjoy one more entry.
I spent all day trying to figure out why the wireless Rollease shade hub would not communicate locally when it stopped connecting to the Rollease servers. Rollease says it should work. Even with Rollease's help, we are still not sure why. Maybe the beta firmware might help.
Everything goes to hell when you have iffy internet, DSL is 5 miles away cable service is even further away, so we use cell modems and they suck. I am looking forward to when the Starlink modem arrives.
