For the sake of just showing the house, why wouldn't you consider just putting in some sort of receiver and connect the Kitchen (or other popular room) and let it play FM (or your choice of source).
No one walking through a new home cares if they can turn music on and off in various rooms, it will be enough that something nice is playing in 1 room and they understand that the house was wired for an entertainment system.
Once they actually have a buyer, they should then be sending them your way.
You just don't know what interest level the buyer will have until they are in front of you discussing their needs.
Most buyers don't care if the oven in the kitchen has a self cleaning feature either. But the smell of a fresh batch of chocolate chip cookies in the oven when they walk through sure helps move a house. Same goes for some pleasent background music through the house as they look around. So while what we do won't up the price, it can move the house faster
