Probably needs a null-modem as you suspect. Use a multimeter to figure out the pinout and then you can get some of the cheap "pin-your-own" DB-9 to RJ45 adapters and set that up the way you need it.

[from my notes:
db9 pin 2 = RX = whblue = cat5 pin 5
db9 pin 3 = TX = green = cat5 pin 6
db9 pin 5 = GND = blue = cat5 pin 4]
